In 2014 werden er volgens de Consejo General del Notariado, de vereniging van Spaanse notarissen, 72 637 Spaanse woningen aan buitenlanders verkocht. Daarvan werden 3507 woningen aangekocht door Belgen op zoek naar zon. Een summiere daling tegenover 2013 toen nog3804 landgenoten zich een Spaanse casa aanschaften. In heel Spanje werden 319389 panden verkocht een stijging van 2,2 % tegenover 2013. De eerste stijging in 3 jaar maar nog altijd 27 % onder het aantal verkopen van 2010.

Het zijn volgens het INE, het nationaal instituut voor statistiek in Spanje, net zoals vorig jaar de bij Belgen populaire kustgebieden die het verkooplijstje aanvoeren. Andalucia is kampioen (64349 panden), gevolgd door Cataluna (47113) en Alicante en Valencia sluiten de rij(46678). De hoogste percentuele stijging is echter voor Madrid. Daar wisselden 6,9% meer woningen van eigenaar dan in 2013.

Wat betreft de nationaliteit van deze nieuwe buitenlandse eigenaars, wordt de lijst weer aangevoerd door de Britten, gevolgd door de Fransen, en afhankelijk van de bron (Notarissen of het kadaster) gevolgd op de 3 de of de 4de plaats door de Belgen of door Duitsland. De Russen zakken weg van de 3de naar de 6de plaats.

Maar als we opnieuw het aantal aankopen vergelijken met het aantal inwoners wint België met vlag en wimpel.

Een opvallend cijfer is de wijzigende verhouding verkoop nieuwbouw woningen tegenover bestaande woningen. In 2010 was dit nog bijna een 50/50 verhouding. In 2014 is dit geëvolueerd naar nog maar 1 pand op 3 wat de verkoop van een nieuwbouw betreft. Is het aanbod van nieuwbouw woningen teruggevallen? Neen. De verklaring moet waarschijnlijk gezocht worden in de aangekondigde wijziging van de regelgeving betreffende de meerwaardebelasting per 1 januari 2015. Hoewel het percentage meerwaardebelasting daalt van 21% naar 20%(naar 19% in 2016) voor niet-residenten, zorgt de weggevallen inflatie correctie voor bestaande panden er voor dat eigenaars van een oudere woning uiteindelijk meer belasting moeten betalen. Een aantal eigenaars heeft deze wijziging per 1 januari 2015 niet afgewacht en heeft versneld zijn woning aan een scherpe prijs van de hand gedaan.

Verwacht wordt dat de prijzen in 2015 voor wat betreft de bestaande woningen verder zullen stabiliseren en dat de nieuwbouw woningen vooral in de kuststreken verder zullen stijgen met gemiddeld 5%.

According to the Consejo General del Notariado, the association of Spanish notaries, 72,637 Spanish houses were sold to foreigners in 2014.

3,507 of which were bought by Belgians in search of a bit more sun. It is a slight drop in comparison with 2013 when 3,804 fellow-countrymen purchased a Spanish casa.

In the whole of Spain, in total 319,898 properties were sold last year, which is an increase of 2.2% in comparison with 2013. It is the first time in three years that the price has gone up, but it is still 27% below the number of sales in 2010.

According to the INE, the Spanish statistics institute, the Belgians – just like the year before – prefer buying a house located at the popular seaside. Andalucía is the absolute champion (64,349 properties), followed by Cataluña (47,113), Alicante and Valencia (46,678). The highest increase expressed in percentage however is for Madrid. There, 6.9% more buildings were sold than in 2013.

When looking at the nationality of these new foreign property owners, the list is dominated by the British, followed by the French and, depending on the source (notaries or the land register), followed in 3rd or 4th place by the Belgians or Germans. The Russians drop from the 3rd place to the 6th place.

However, if we compare the number of purchases with the number of inhabitants in the respective country, then it is Belgium that wins with flying colours.

An interesting trend is the changing ratio of new houses bought in comparison to existing properties. In 2010 this was still an equal division (almost 50/50) but in 2014 it has evolved into only 1 out of 3 houses being newly built. Has the offer of new houses shrunk? No, it has not. This phenomenon can probably be explained in the announced modification of the law regarding capital gains tax, coming into force as from 1 January 2015. Although the percentage of the capital gains tax is to drop from 21% to 20% (even to 19% in 2016) for non-residents, the withdrawn inflation correction for existing buildings has led to higher taxes for the owners of an older house. That is why quite a number of proprietors decided to act fast and sell their house before 1 January 2015, i.e. at a sharp price.

It is expected that the prices in 2015 for the existing houses will further stabilize and that those of the newly-built houses, especially those in the coastal areas, will increase even more, by 5% on average.
